- Living Space -

This beautiful 4-bed, 3 bath home boasts stunning views throughout.  Set all on one floor, enter the home to the well-appointed living room with TV,  dining area, and kitchen.  This is your place to get away and enjoy the great outdoors.  Find sanctuary in the charm that this home provides; sitting in the family room, enjoying nature,  or sipping a glass of wine.  You will feel truly at home and at peace for your quiet getaway to Big Canoe!

- Kitchen & Dining -

The kitchen features a large island with 4 stools and everything needed to cook, or to make a cup of coffee.  Eat dinner in style at the dining area for 6, with a views through the wall of windows at the front and back of the home.  There is additional dining space on the outdoor deck for 6-8.  This home has both a gas and charcoal grill (with memorable vistas for the bbq chef :).  The outside deck offers ample space to enjoy a meal or relax on a chaise.   Access to the deck from the living area, primary bedroom and a guest bedroom.

- Beds & Bathrooms -

Behind the kitchen are two bedrooms with a shared full bath.  On the other side of the home are 2 more bedrooms-  the primary bedroom which has an attached bathroom, and a second bedroom which shared the stylish hall full bath.  This special home offers 1 king bed in the primary, and 4 queen beds in the guest rooms.  A great place to start the day - a morning cup of coffee or tea and panoramic views from the primary bedroom.

The newly updated parking pad :)  in front of the home has space for 2 vehicles and is reached by a short path with stairs (20) which are wide and well-spaced with 2 sets of lighting.

THE AREA:
Big Canoe is an 8,000-acre wildlife gated community in the hardwood forest of the Blue Ridge Mountains just north of Atlanta. There is a stock with a trout fishing lake, marina, and rental boats available. Big Canoe has over twenty-four miles of maintained hiking trails and plenty of wildlife including deer, black bears, and turkey. As a renter, you have access to all of the Big Canoe amenities paid directly for each amenity. I'm sorry, but we do not offer any passes with the rental. We are more than happy to offer our recommendations about the local area and answer any questions you have about the unit or the complex itself.You can reach us through your booking conversation thread, or you can speak to our 24/7 Guest Experience Department.

OCCUPANCY:
This unit allows 10 overnight guests. Feel free to have guests over (limit 10), however, in compliance with the city regulations, and there cannot be more than 10 people overnight in the unit at any given time. Over occupancy may result in eviction.

RESORT-LIKE AMENITIES:
We have 3 golf courses, 5 lakes, hiking trails, a wellness center, yoga, indoor & outdoor pools, sauna, saline whirlpool, tennis & pickleball courts, bocce courts, Jeep Trail, dog park, beach, water slide.

PARKING:
The newly re-tarred and updated parking pad in front of the home has space for 2 vehicles.

**CLEANING PROTOCOLS**    A housekeeping fee will be included on all reservations. This fee will vary in price based on the size of the property. The house is professionally cleaned prior to your arrival. Please inspect it at check in and call housekeeping at in the event something is unsatisfactory. As we will send housekeeping back to the property to re-clean the reported areas, no refunds will be given for housekeeping issues. There is no fee within the first 24 hours to return and address the issue.  All cleaning is done by professionals who use advanced cleaning practices and disinfectants.  We maintain excellent cleaning standards and pay above the living wage standards; 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests, with photos of each room to ensure clean is up to highest standards.  We fight fabricated claims for discounts with our extensive documentation on the house and post names to web for the protection of other hosts. :-)   This beautiful home is not pet friendly.  :-)

GATHERINGS:
We know you are coming to Big Canoe to have a good time, but out of respect to the other tenants and neighbors, this property has a strict No Party policy.

QUIET HOURS:
Quiet hours are from 10pm to 8am. Guests are responsible for the conduct of all persons in their unit.

SMOKING:
Smoking of any kind is not allowed in the unit. There will be a minimum $250 penalty fee if it is determined that there was smoking in your apartment during your reservation period.

MINIMUM AGE:
Guests named on the reservation must be 30 years or older. By booking a reservation, you represent and warrant that you are 30 or older. The name on the reservation must be present at check-in and throughout the duration of the stay.

FIREPLACE:
Is decorative and not for use.

CHECK-IN / CHECK-OUT:
Check-in time is at or after 4pm and check-out time is prior to or at 10am. Early check-ins and late checkouts are based on availability and can be requested one day before. Additional fees may apply.

CANCELLATIONS:
Cancellation charges are as follows: rental payments are fully refundable until 14 days prior to the reservation arrival date (less credit card fees).  If 8-13 days prior to the reservation, 1/2 the total rent and tax can be refunded.  Less than 7 days: cleaning and pet fees can be refunded.  We will do our best to work with each guest.  We have many repeat guests so we try to take care of each and every one.

This home only has outward facing security cameras. There are no cameras inside the home.
